When hiring an employee and determining what salary is appropriate, the first thing one might consider is to check an excellent source, the US Bureau of Labor Statistics.

 A wealth of information can be obtained including the duties and salary figures for a particular position. 

But...don't take my word for it, let's go directly to the source in the actual web site under:

Property, Real Estate, and Community Association Managers

Average Annual Income
$57,000

Of course there are other aspects you might consider; one of which is perhaps being more than qualified than the actual need.

In the case of the Sun City Anthem General Manager, there have been a number of comments as to her income justification, the most prevalent being that she manages 7,144 homes.

WRONG...She manages 3 buildings:

Anthem Center
Independence Center
Liberty Center

Now let's look at the job description for a Chief Building Engineer.

The job description for a "Chief Building Engineer" normally applies to an individual working in a high rise office building or in our town, a Strip hotel with millions of square feet.

In Sun City Anthem we have a total of approximately 145,000 square feet and outside maintenance of about 160 villas.

These duties were taken from the Bureau of Labor Statistics:

a. Develop and implement preventative maintenance program.

b. Monitor building systems, review procedures, and inspect completed work to ensure regulation compliance and safety.

c. Lead building operations, assign duties, and train staff and sub-contractors on safety and operational procedure.

d. Schedule and oversee sub-contractors.

In my humble opinion such an individual could run Sun City Anthem "with their eyes closed".

The salary range for a Chief Building Engineer ranges from $50,000 to approximately $100,000

As you can see, they have tremendous responsibilities.

    Are Summerlin and Green Valley Ranch associations self-managed, and how do we here at Sun City Anthem compare?

    Sun City Summerlin is self-managed. Green Valley Ranch uses a professional management firm. The only comparison I have is the number of homes in each community.

    Summerlin is about 10% larger that Sun City Anthem and Green Valley Ranch is about 70% the size of SCA.

    Any financial information about those respective communities is private and can only be obtained from a member of the respective community.

    If they do not like it let them GO!

    Like any other company we are cutting back on unnecessary expenditures.
