As we previously told you, a recent "Document Request Form" was placed on the Sun City Anthem web site in order to make it more "convenient" to obtain association financial information.

Thanks to a resident who SUCCESSFULLY challenged the document's "required signature" requirement that THREATENED various penalties if certain financial information was disclosed, we wanted to bring this information to you...

...before you cast your election ballot.

Make no mistake...

...the following individuals running for positions in the 2018 Sun City Anthem Board election allowed this to take place:


Aletta Waterhouse
Robert Burch
James Coleman

...a form that is both DECEPTIVE, UNENFORCEABLE, and still REMAINS on the new Sun City Anthem website for unsuspecting owners....

...a form Unit Owners ARE NOT REQUIRED to sign to obtain information to which they are legally entitled.

However, for those seeking information who avoid this WARNING....

YOU MAY INCUR PENALTIES if you do sign it.

Accordingly, we strongly advise any owners:

Why are we so adamant?  

Read on !

There are NINE RESTRICTIONS that Management, with the full cooperation of an Association attorney, and sanctioned by the current Sun City Anthem Board, DEMANDED YOU SIGN if such information was given to you.

We suggest you read the entire form; however, what follows are a number of these requirements that in our opinion, were...

...obvious attempts to STONEWALL information that unit owners are fully entitled to receiving without a signature...

...and held by the Ombudsman as UNENFORCEABLE....


THESE REQUIREMENTS TO OBTAIN ASSOCIATION INFORMATION HAVE NEVER APPEARED UNTIL NOW.

Unit Owner hereby affirms that Unit Owner's requested inspection of confidential Association records is not desired for any purpose not related to Unit Owner's interest in the Association as a Unit Owner.

Unit Owner affirms that Unit Owner's requested inspection of confidential Association records is not pursuant to efforts to disclose and/or publish such records to third parties, including, but not limited to, efforts to publish such records on publicly accessible websites and/or blogs or through the use of electronic mail or other electronic means.

Unit Owner affirms that Unit Owner shall not exercise Unit Owner's right to obtain and review Association confidential records in furtherance of Unit Owner's efforts and/or actions to willfully and without legal authority threaten, harass, or otherwise engage in a course of conduct against any other person who is the community manager of the Association or an agent or employee of that community manager, a Member of the Executive Board of the Association, an officer, employee or agent of the Association, another Unit's owner in the Association, or a guest or tenant of a Unit's owner in the Association which:

(a) causes harm or serious emotional distress, or the reasonable apprehension thereof, to that person; or

(b) creates a hostile environment for that person.

Unit owner acknowledges that if Unit Owner violates the prohibitions of (the NRS regulation cited), that Unit Owner may be guilty of a misdemeanor.

Unit Owner acknowledges that Unit Owner's violation of any duty, restriction, and/or obligation provided herein, shall also be deemed a violation of CC&R 3.6(h), and Association Rules & Regulations 9.4 (adopted October 23, 2014).....

Unit Owner acknowledges that Unit Owner's violation of any duty, restriction, and or obligation provided herein may also be deemed a violation that poses an imminent threat of causing a substantial adverse affect on the health, safety or welfare of the Unit Owners or residents of the Association and therefore the Unit Owner may be subject to a fine commensurate with the severity of the violation.

Accordingly, we ask you...

Is this a community in which free retired people live and OWN, or has the Self-Management cast of characters been allowed to create a KINGDOM in which you are "allowed to reside" ???

Be that as it may...

Thanks to a dedicated Sun City Anthem resident, Anthem Opinions was able to legally obtain the:

Final 2017 Incomes for Sun City Anthem Employees

 ...those YOU pay through your annual dues assessments.

Here are those in top management positions.

General Manager: Sandy Seddon
a. Salary & Bonus                                                 $265,225.17
b. 401(k) employer contribution + Med. Ins.          10,645.34
Total                                                                       $275,870.51

Let's do a bit of math for those in the community who believe her income is not "excessive".

She works 49 weeks a year (3 on vacation) and 5 days a week amounting to working a total of 245 days a year.

Dividing the Salary, Bonus & 401(k) and medical Insurance contribution total of $275,870.51 by 245 days equals:

A wage, bonus,  and benefit package amounting to:

Community Association Manager: Elyssa Ramos
a. Salary & Bonus                                                 $ 96,000.00
b. 401(k) employer contribution + Medical Ins.       9,936.84

Chief Financial Officer: James Orlick

These were the total costs for the entire association:

The Sun City Anthem 401(k) plan matches employer contributions at 100% of the first 3% of pay.....vesting for all employer contributions are IMMEDIATELY 100% VESTED.

The Clarkson law firm legal expense alone for conducting the 2017 Sun City Anthem Removal election was $16,854.00

We believe this was in addition to the CPA firm that was utilized to send out the ballots.

    Evidently the Berman publication has had to tell their readers that his ridiculous poll is not an official ballot.

      Seddon, Ramos, Orlick, and Evans cost us much more than the cited figures.

      SCA also pays their part of their Social Security and Medicare taxes.

      For example, in reality Seddon's total compensation is actually close to $291,000+ per year.
      1. Looks like the "Machine"s Pied Piper is trying hard to convince his minions that his incumbents are "the chosen ones"; but as we said yesterday, actions speak louder than words, and the actions of the "machine" were and continue to be disgusting.

        Anyone with an honest bone in their body would discard them based on their actions.

        This community needs to establish integrity, and reelecting them would prove none exists.

        All one has to do is look at who supports them to prove it.

        And here's one for the road regarding the ridiculous incomes of management:

        Clark County reports a maximum annual salary of $162,000 for the position of chief deputy district attorney.

        Perhaps anyone who would have that position should give up their law practice and become a General Manager of an HOA in SCA.

        Looks like it would be an increase in income of over $100,000 if the person did !

        What's next from the guy? A community paid bus tour for them? A private plane ?

        Oops, the "machine" already did that during Bellagate, and recruiting the GM, didn't they?

          THEN:

          During the previous recall of certain individual Board Members;

          I was lead to believe that such a recall would not only have a negative impact on property values, but also make Sun City look unattractive towards future buyers/ home sales.

          AND NOW:

          If I was able to overlook everything published within the latest Opinion except for maybe the outlandish salaries.
          And, I only went off the article published by Rana Goodman within Aprils The Vegas Voice;
          today there’s not only property values but the future validity of Sun City Anthem is at stake.

          Further, after taking the time to read a great deal of NRS 116, I to could not find anything that would be a cause for concern where any attorney would need to be involved.

          Everything started within lists the proper procedures for a member to follow and the Board should be able to respond as it states.

          Please re count the # of part time employees.

          You will find there are many more of them than the numbers you have calculated.

          All fitness monitors and front desk as well as membership and one employee in Activities .

          There is one front desk @ full time and one in membership.

          The only benefit part timers receive is the 401 investment.

          There is no Holiday Pay or vacation offered to part timers.

          When the building is closed or shortened hours many loose a days pay. Part timers have the ability to get others to cover for them for vacations or time off. Please publish again with the correct #s.

          A concerned resident !

        4. PJ...what I posted was information DIRECTLY OBTAINED from a Sun City Anthem Document Request form received from a resident who made the request.

          If there is any error, blame the messenger...Sun City Anthem Management.

          It was based on their response that the numbers were presented.

            If you are insinuating that we may have done insufficient research on the matter and doubt the numbers that were posted on Anthem Opinions, we suggest that you take the time and effort to obtain the information yourself.

            All you need do is complete the Document Request form available on the SCA web site. 

            It's fairly well hidden, (which we believe was intentional) and it took us a few moments to find it under "Governance" and scrolling down the page with a click on "Doc Request Form" but we eventually did, making the location available on Anthem Opinions for our readers to know it existed, where it existed, and the contents of the form subsequently determined to be UNENFORCEABLE, and filled with threats if one shared the information that was received.

            Note that another publication NEVER BOTHERED to do so, or call any of the pitfalls of the document to the attention of his readers.

            If you do go through the procedure to obtain the information, send us what they send you,and we will be most happy to post it; but remember, signing the request, and forwarding it to us for publication, violates the "contract" they are essentially demanding to be signed, and subjects you to possible penalties which we have summarized.

            I don't believe we can be any fairer than that.

            Our object was to INFORM, not to DECEIVE, and the documentation we received from the resident via an envelope given to that individual by Sun City Anthem management, was published.

            When the request form was presented to Sun City Management, that individual was informed it  had to be signed;  however, the individual REFUSED to do so, stating a belief it was against Nevada Regulations.

            Management nonetheless accepted the form, and a week later, contacted the person to pick up the information requested.

            Obviously THEY KNEW the signature demand WAS A VIOLATION OF NRS, otherwise they would not have provided the information.
