As you have been made aware, Sun City Anthem Management in coordination with the Sun City Anthem Attorney, with acceptance by the Association Board of Directors, has now restructured a Document Request Form that, despite removing the necessity of signature, still contains numerous penalties toward those who would disclose any information to an outside party, subjecting that individual to:
Criminal Misdemeanor Charge
Fine
Civil Litigation
Is this "the norm" for Nevada Homeowner Associations, or is this an act designed to threaten and/or intimidate residents owners?
We did a bit of homework...
...comparing the restrictions placed on obtaining Sun City Anthem residents to those of our neighbor, the Sun City Anthem Summerlin community, an HOA that has more homes and more amenities than Sun City Anthem...including three golf courses.
What is their position in obtaining community information?

These are the words of a man who 1,282 unit owners believed was unfit to remain on the Sun City Anthem Board of Directors.
"These are my observations and may not represent that of the Board; however, I’m weary of any crackpot with a computer believing they have the power to bring a $10M organization to its knees by spreading maliciousness. Well Mr. Weddle, since you feel it's your "DUTY" to likely write YOUR OPINION, on an OFFICIAL SUN CITY ANTHEM publication, why not give those who strongly disagree with YOU, an opportunity to determine just who the real persons are whose actions have brought a $10 million organization to its knees...through deception?
Weddle, you wouldn't allow the Removal Proponents an opportunity to REBUT anything despite the official request to do so, using association funds on an attorney in the process, didn't you?
And to use a blog...one that is authored by an individual who lost his law license due to forgery, deception, and cheating a government agency as your only avenue to do so...
...when each and every independent blog in the Sun City Anthem community looks at him as a man whose life is dedicated to LIES, DECEPTION, and CHARACTER ASSASSINATION, sends this message to any INTELLIGENT individual:
YOU ARE WHO YOU ASSOCIATE WITH !
We know YOU NEED that "One trick Pony" to do you bidding, because without him, YOU and your bunch, would be history.

Are you going to give those who oppose your views an opportunity to REBUT your May report in the Spirit, or will you REFUSE THAT AS WELL?

...the one who once worked for NANCY QUON, who committed suicide when she was exposed during the HOA scandal in 2009 through FBI investigations...

Am I correct.......If I request and obtain financial information and then tell my sister about it, I would / might be subject to Criminal Misdemeanor Charge, Fine, and / or Civil Litigation?
The "revised" Document Request form does not require a signature, but the numerous restrictions and penalties you mention are still a part of the form if you disclose anything you receive via that request, to a 3rd party.
We, in an Anthem Opinions article, asked if any Board member would state that any owner asking for information and providing it to a 3rd party, would subject them to these penalties?
What we got in response was SILENCE on this matter.
Instead, we got a response on the Berman blog from the Association President, that both ignored the request, and instead, got the above referenced quote about taking people to task.
This Board will act as judge and jury as to to whether anything you disseminate, violates their rules; and yes, if you do, IN THEIR MINDS, does subject you to criminal misdemeanor charge, fine, and or civil litigation.
As our article points out, a comparison to Sun City Summerlin, that HOA offers this information TO ANYONE. It's readily available on their website WITHOUT even USING A PASSWORD.
Still think my comparison between the Sun City Anthem restrictions vs the openness displayed by Sun City Summerlin, isn't BIG BROTHER?
